Title: Vice President, Capital Markets

Location: San Francisco, CA preferred; other U.S. locations may be considered for highly qualified candidates.

A day in the life

As Vice President, Capital Markets, you will help lead capital strategy, structuring, and execution across Prologis' North American platform, primarily supporting the U.S., Mexico, and Canada, with exposure to international transactions. You will advise senior leadership and partner with Development, Strategic Capital, Treasury, Legal, Tax, Accounting, and regional operating teams to translate business priorities into practical financing solutions. The role will support access to capital across Prologis, L.P. and real estate investment vehicles, including complex corporate, project-level, and structured financings. Success requires strong commercial judgment, disciplined transaction execution, and the ability to anticipate risks and lead complex transactions from strategy through closing.

Key responsibilities include:

  • Develop and execute capital and financing strategies for Prologis, L.P. and its joint ventures, funds, and other investment vehicles across North America, balancing cost, flexibility, leverage, execution certainty, and risk.
  • Lead financing transactions across public bonds, private placements, bank loans, revolvers, term loans, secured and unsecured financings, construction and development financing, credit tenant lease financing, structured leases, and other tailored capital solutions.
  • Structure financing solutions for development, acquisition, disposition, customer-led development, logistics, industrial, warehouse, and data center activity, evaluating project- and portfolio-level alternatives to optimize capital efficiency, funding certainty, risk allocation, and long-term value creation.
  • Lead cross-functional transaction workstreams with Strategic Capital, Treasury, Legal, Tax, Accounting, Development, Operations, and regional teams, coordinating underwriting, financial modeling, scenario and sensitivity analysis, diligence, approvals, documentation, closing, and post-closing requirements.
  • Build and maintain senior relationships with banks, life insurance companies, institutional investors, private capital providers, advisors, and other financing sources; lead market soundings, financing negotiations, term-sheet discussions, and other key commercial negotiations.
  • Provide financing, leverage, and credit guidance for strategic capital vehicles and structured equity vehicles, including debt capacity, covenant requirements, encumbered assets, refinancing needs, and lender, investor, and rating agency communications, while partnering with Strategic Capital on equity and joint venture matters.
  • Monitor interest rates, credit and real estate capital markets, lender appetite, investor demand, and emerging financing structures; translate market developments into executive-ready recommendations, capital plans, transaction strategies, and risk assessments while mentoring junior Capital Markets professionals.

Building blocks for success

Required:

  • 12+ years of progressive experience in real estate capital markets, investment banking, structured finance, corporate finance, real estate finance, or a related financial services role.
  • Proven experience leading complex financing transactions across corporate, real estate, joint venture, fund, or institutional investment contexts.
  • Demonstrated ability to structure and execute commercial real estate debt and structured-finance transactions.
  • Advanced analytical capability in underwriting, scenario analysis, sensitivity analysis, and capital structure evaluation.
  • Demonstrated ability to lead cross-functional initiatives involving finance, treasury, tax, accounting, legal, strategic capital, development, and operating teams.
  • Executive-level communication and negotiation skills, including experience presenting complex financing recommendations and negotiating financing terms and transaction documentation.
  • Demonstrated sound judgment, accountability, discretion, and attention to detail in complex transaction environments.

Preferred:

  • Bachelor's degree in Finance, Economics, Real Estate, Accounting, Business, or a related field, or equivalent experience.
  • JD, MBA, CFA, or other advanced finance-related credential.
  • Experience supporting logistics, industrial, warehouse, customer-led development, or data center real estate projects.
  • Experience financing strategic capital vehicles, joint ventures, funds, or structured equity vehicles, including interaction with rating agencies or institutional investors.
  • North American real estate or capital markets experience with international transaction exposure.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of:
$217,000 - $300,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
