BMS Controls Engineer /IoT Operations SME at JLL! Job SummaryThe IoT Operations SME ensures the reliable operation, optimization, and security of digital building platforms, software, and hardware across the portfolio. Taking a holistic approach across building systems (HVAC, Lighting, FLS) and technology infrastructure, this role drives operational efficiency, energy optimization, cybersecurity compliance, and occupant comfort. Through effective policy, governance, and reporting, the SME establishes smart building standards while continuously advancing cloud-connected building technologies.

Schedule: Monday to Friday, 8:00 AM - 5:00 PM (adjust as needed)
Compensation: $120,000 - $150,000 USD per year
Total compensation is an estimate based on education, experience, skills, abilities, geographic location, internal equity, and market alignment.
Roles & ResponsibilitiesProgram Execution & Regional Strategy
Lead the regional transition of building portfolios from legacy, disconnected infrastructure to modern, cloud-connected smart building operations. Deliver frameworks, communication strategies, and operational processes to align site teams and stakeholders with portfolio targets. Establish regional technology strategies to support global standardization, New Product Introduction (NPI) governance, and technology roadmaps.
Standards & Capital Projects Integration
Partner with client and site operations teams to identify, prioritize, and implement system optimization projects. Enforce Building Operating System (BOS) and BACnet standards (including network numbering and BACnet Secure Connect) across new construction and CapEx/OpEx projects to eliminate vendor silos and change orders.
Cybersecurity, Risk & Governance
Lead regional OT network hardening initiatives and enforce BOS security standards across new construction and remediation projects. Mitigate cyber risks through network standardization, prompt hardware/software patching, and strict adherence to SLO response targets for vulnerability management and MACD requests.
BMS Operations & Technical Support
Manage maintenance, configuration, and upgrades for regional BMS WebCTRL servers, workstations, software tools, graphics, and user interfaces. Provide technical resolution for major equipment failures, system capacity imbalances, and operational disruptions. Oversee deployment and integration of standardized OEM management software and pilot solutions (e.g., Distech on Niagara).
Lifecycle & Inventory Management
Maintain precise asset inventories and audit records for all owned BAS hardware, software, and licensing. Execute OEM patching cadences for BMS firmware/hardware to maintain system uptime and address security bulletins. Drive the regional End-of-Life (EOL) replacement strategy, collaborating with site teams and vendors to secure capital budgets for proactive hardware refreshes.
Advanced Operations, FDD & Alarm Mitigation
Map building data points to cloud platforms and extend building ontologies (class, subclass, and property relationships). Leverage Fault Detection & Diagnostics (FDD) and advanced analytics to proactively address inefficiencies and prolong mechanical asset lifespan. Deploy and monitor centralized control platforms to consolidate alerts, improve incident response times, and reduce site alarm fatigue.
Vendor Governance & Performance
Review third-party maintenance contracts to ensure clear deliverables, optimize external spend, and maximize internal resource utilization. Monitor system operational metrics (alarm volume, outstanding work orders) and train site personnel on standard operating procedures.
Required QualificationsEssential Requirements:- Bachelor's degree from an accredited college or equivalent experience/combined education
- 5+ years of professional experience in Building Automation Systems (BAS/BMS) and IoT operations
- BMS/BAS experience (required)
- Automated Logic (ALC) experience (required)
Additional Required Experience:
- Direct expertise with Automated Logic (ALC) WebCTRL Server environments, BACnet configuration, and Niagara/Distech framework integrations
- Lighting controls system experience (Lutron, nLight, Enlighted)
- IoT device management and implementation experience
- Root Cause Analysis (RCA) experience
- Program Management capabilities
- Knowledge of relevant regulations and standards, including data privacy and security regulations
- Strong PC literacy and proven ability to manage daily activities using various systems
The ideal candidate will possess knowledge and experience with IoT technologies, with MS Windows Server and SQL server as additional assets. Understanding the engineering design and operational aspects of facility systems and equipment is essential, along with the ability to recognize IoT system shortcomings and respond to operational and emergency situations such as vulnerabilities, patches, and client-driven tabletop exercises.
Excellent written and communication skills are required, with the ability to convey technical aspects to non-technical audiences and communicate effectively from executive levels through frontline teams. Candidates must demonstrate a flexible and creative work style with a goal of achieving excellence.
Technical Knowledge Areas:
- Familiarity with smart building spaces: IoT devices, transmission pipelines, databases, data transformation, and rudimentary software understanding
- Strong building domain expertise with understanding of IoT platform technology stacks and device-to-cloud communication
- Subject matter expertise on device integration, IoT device functionality, and data representation
- Ability to identify data needs based on defined use cases
- Experience with integrated facilities management operations
- OT network hardening and cybersecurity best practices
- Fault Detection & Diagnostics (FDD) and building data mapping/ontologies
- Hardware/software lifecycle management (EOL refreshes) and vendor governance
This position may require occasional travel to visit lab sites and attend industry conferences. The IoT Operations SME will report to Technical Services and work closely with the BOS IoT Global Team, engineers, contractors, and lab personnel.

Estimated compensation for this position:
120,000.00 – 160,000.00 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
