Contract Processor

Location: Breckenridge, CO

Position Type: Full-time non-exempt

Compensation: $25.50 - $30.00/hr. (DOE)

Schedule:  four 10-hour shifts per week. including weekends

Breckenridge Grand Vacations is seeking a meticulous and customer-focused Contract Processor to join our Contracts team. In this vital role, you’ll be the cornerstone of our owners' journey, expertly generating real estate contracts, ensuring flawless documentation, and providing trusted support for all title needs. Key Responsibilities

  • Prepare and generate timeshare real estate contracts from sales agent worksheets, including entering financial/ownership data and selecting unit inventory.
  • Accurately process all fees, down payments, and pending payments, and perform daily financial closing/batch-out procedures.
  • Conduct thorough reviews of contract files to ensure all required documents are present, signed, and accurate.
  • Coordinate with the Escrow Accountant on customer payments and forward documentation for sales agent commission processing.
  • Scan and digitally archive all contract documents into the company's document management system (Laserfiche).
  • Prepare contracts for recording with Summit County and for payment to the Town of Breckenridge, verifying all recording reports.
  • Manage the mailing of original deeds to owners and process all contract rescissions and related customer refunds.
  • Set up new owner loans with the designated loan servicer (Concord).
  • Create and maintain funding spreadsheets, organize lender files, and prepare contract packages for shipment to funding partners.
  • Process third-party resales by updating ownership records and notifying relevant internal departments (Owner Accounting, Reservations, Controller).
  • Monitor and manage the status of "Mail Out" contracts, coordinating with Document
  • Verification Officers until execution.
  • Serve as a primary point of contact for owners, answering title-related questions and processing requested deed changes.
  • Maintain an organized file room and uphold all company hospitality, core, and departmental standards.
  • Act as the "end of the line" to resolve owner and contract issues proactively, ensuring thorough follow-up on all requests.

Requirements

  • High school diploma or General Education Degree (GED).
  • Minimum of 3 months of related administrative, data entry, or customer service experience, or an equivalent combination of education and training.
  • Intermediate proficiency in Microsoft Office programs (Outlook, Word, Excel).
  • Strong data entry skills with a high degree of accuracy and attention to detail.
  • Ability to perform basic mathematical calculations (addition, subtraction, multiplication, division, percentages).
  • Excellent verbal and written communication skills in English.
  • Professional demeanor with a customer-focused approach to problem-solving.
  • Ability to sit and work at a computer terminal for the majority of the workday.

Preferred Qualifications

  • Notary Public commission in the State of Colorado (or the ability to obtain one promptly after hire).
  • Prior experience in real estate, timeshare, title processing, contract administration, or a related field.
  • Familiarity with document management systems such as Laserfiche.
  • Experience with financial transaction processing or basic accounting principles.
  • Proven ability to manage multiple tasks and deadlines in a fast-paced, detail-oriented environment.
  • A proactive mindset with a demonstrated history of taking initiative and seeing tasks through to resolution.
