We are seeking a strategic, detail-oriented, and collaborative Data Center Transaction and Contracts Manager to lead the full lifecycle of data center transactions, contract negotiations, asset onboarding, and compliance oversight. This role will also drive project management excellence, budget control, and stakeholder training— empowering the business to evaluate risk and make informed decisions from multiple perspectives. 

Key Accountabilities

  • Transaction & Contract Management
  • Assist on contract due diligence and execution for data center acquisitions, leases, and strategic partnerships.
  • Draft, review, and negotiate commercial agreements (e.g., MSAs, SLAs, NDAs, LOIs, Purchase Agreements).
  • Maintain a centralized contract repository and ensure audit readiness, renewal tracking, and compliance with internal policies.
  • Standardize templates and workflows to streamline contract lifecycle management.
  • Track OC management
  • Client Service Orders & Workflow Optimization
  • Manage the intake, validation, and execution of client service orders and contract amendments.
  • Streamline service order workflows to ensure timely provisioning, billing accuracy, and SLA adherence.
  • Collaborate with sales, operations, and finance to align service delivery with contractual commitments.
  • Asset Management & Portfolio Oversight
  • Support onboarding and integration of new data center assets into the operational portfolio.
  • Maintain accurate asset-level documentation, lease abstracts, and performance dashboards.
  • Monitor lease compliance, capital projects, and operational KPIs in coordination with asset management teams.
  • Compliance & Risk Management
  • Interface with internal compliance teams to ensure adherence to regulatory, legal, and corporate standards.
  • Support internal and external audits by providing documentation and responding to compliance inquiries.
  • Implement governance frameworks to manage risk across contracts, assets, and service delivery.
  • Business Training & Risk Awareness
  • Develop and deliver training programs to educate internal stakeholders on evaluating contractual, operational, and compliance risks.
  • Promote a culture of critical thinking by teaching teams how to assess deals and decisions from legal, financial, operational, and reputational angles.
  • Provide tools, frameworks, and real-world scenarios to help business units make informed, risk-aware decisions.
  • Act as a trusted advisor to cross-functional teams, helping them navigate ambiguity and trade-offs. Cross-Functional Collaboration
  • Act as a liaison between legal, finance, engineering, operations, compliance, and executive leadership.
  • Facilitate stakeholder alignment through regular updates, dashboards, and risk assessments.
  • Lead cross-functional deal and integration teams to ensure timely resolution of issues.
  • Budget Management & Cost Tracking
  • Develop and manage budgets for transactions, legal fees, due diligence, and capital expenditures.
  • Track and report on deal-related costs, identify variances, and recommend cost-saving opportunities.
  • Ensure alignment with financial targets and ROI expectations.
  • Project Management
  • Lead and manage complex, multi-phase projects across the transaction and asset lifecycle.
  • Develop detailed project plans, timelines, and resource allocations using project management tools (e.g., MS Project, Smartsheet, Asana).
  • Monitor project milestones, identify risks, and drive issue resolution to keep initiatives on track.
  • Conduct post-project reviews to capture lessons learned and improve future execution.

  • Bachelor’s degree in Business, Law, Real Estate, Finance, or related field (JD, MBA, PMP, or CPA preferred).
  • 5–8+ years of experience in real estate transactions, contract management, compliance, or infrastructure asset oversight—preferably in the data center or technology sector.
  • Proven experience managing complex projects and training cross-functional teams.
  • Strong understanding of commercial real estate, colocation, and hyperscale data center agreements.
  • Familiarity with compliance frameworks (e.g., SOX, ISO, GDPR) and internal audit processes.
  • Proficiency in contract, asset, and project management tools (e.g., Ironclad, Yardi, ServiceNow, Salesforce, MS Project, Power BI).
