Bridge33 is seeking a Senior Vice President, Investments, who will report to the CEO and lead a team of investment professionals.This position is responsible for managing the company's investment functions, encompassing a range of critical activities including acquisitions, dispositions, and leading the investments team. Beyond sourcing and closing, this role owns how the firm's discretionary fund capital is deployed, shaping investment strategy, managing portfolio construction and pacing against fund objectives, and cultivating industry relationships that drive deal flow.

ESSENTIAL RESPONSIBILITIES 

  • Shape and execute the Company’s investment strategy under the direction of the CEO, by identifying, sourcing, and closing investment opportunities.
  • Direct deployment of fund equity, identifying where the opportunities are at that moment in time to meet our fund investment objectives. That will primarily be in fee simple open air retail assets, but may also include other asset classes, and capital positions.
  • Build and leverage contacts and industry relationships to maximize deal opportunities for acquisitions and dispositions.
  • Own the Company’s underwriting and due diligence standards, including tenant diligence, cash flow modeling, site visits, property condition, market conditions, etc.
  • Convene and lead meetings to evaluate and prioritize the investment pipeline, allocate investment team responsibilities, assess ongoing portfolio deal activity, and collaborate with team members for efficient and effective execution.
  • Structure and negotiate real estate transactions, including fee simple, JV, and debt opportunities.
  • Collaborate closely with other company divisions such as Leasing, Asset Management, Property Management, and Tenant Coordination teams, to gather feedback, leverage their experience on prospective acquisitions, and ensure they have the necessary support to onboard the applicable asset.
  • Manage deployment pacing and portfolio concentration against fund objectives and return hurdles.
  • Own the investment recommendation to the Investment Committee, including its preparation, presentation, and defense, and serve as a credible voice to IC and institutional LPs.
  • Develop and cultivate a culture of excellence within the Investments team, driving high performance and exceptional quality.

SUPERVISORY RESPONSIBILITIES:

This position effectively manages the Investments team. Responsibilities include interviewing, hiring, and training direct team members; planning, assigning, and directing work as needed; appraising performance; addressing team challenges and facilitating solutions. Building a culture of excellence and motivating the team are core responsibilities of this role.


Requirements

QUALIFICATIONS

  • Minimum of 12 years at a real estate private equity firm, principal investor, institutional investment manager, investment bank, or comparable buy-side platform.
  • Experience with open-air retail real estate required.
  • Bachelor’s degree from an accredited institution in finance, real estate, business administration, economics, or related field.
  • Possess skills, abilities and traits that align with the company’s Key Principles.
  • A proven track record of successful investments and portfolio management.
  • Demonstrated industry, broker and debt/equity sourcing relationships.
  • Proven ability to source, structure, negotiate, finance, and close leveraged real estate transactions, including structures well beyond straight equity acquisitions (JVs, preferred equity, structured/mezz, note and entity-level deals).
  • Deep understanding of discretionary fund economics, deployment pacing, portfolio construction, promote/waterfall mechanics, GP co-invest, and LP alignment, with the ability to translate deal-level decisions into fund-level return outcomes.
  • Exceptional analytical abilities and quantitative skills, including advanced knowledge of cash flow modeling.
  • Demonstrated ability to successfully lead, manage and motivate a team of investment professionals.
  • Candidates must be willing to travel as necessary to source and diligence investment opportunities.

The annual base salary range for this role is $300,000 - $400,000 with a performance bonus subject to further discussion.
