Summary: 

The Regional Operations Manager  is responsible for managing the operational aspects of a tower and rooftop asset portfolio. Duties include integrating and maintaining new and existing structures, managing tenant collocations on rooftops and tower assets, ensuring regulatory compliance, overseeing vendor management, conducting inspections, and providing sales support. This position will support the South Texas area.

Job Functions:

  • Manage the regions repair and maintenance budget. 
  • Collaborate with Regional Leasing Managers, tenants, and vendors regarding the leasing, site design, and installation processes
  • Establish and oversee projects, job creations, scope of work bidding, and work directly with internal and external stakeholders to ensure a timely completion
  • Prepare, coordinate, and close out all requirements for each project, including requisitions, purchase orders, invoice approvals promptly, based on organizational timelines and key performance indicators
  • Review and recommend tenant installation configurations on towers and the compound. Audit tenant collocation applications for accuracy and space availability on existing assets
  • Communicate project notice-to-proceed requirements to tenants and contractors on specific asset portfolios
  • Perform site walks with tenants and contractors as necessary – preliminary design site walk, final inspection, punch list, etc.
  • Maintain Federal & State regulatory compliance regarding proper signage, environmental concerns, avian stewardship, jurisdictional code requirements
  • Facilitate or conduct tower and building inspections, as required, to collect details about equipment installations, removals, power meter inventory, and fiber optic cable providers on-site to maintain data integrity
  • Facilitate or complete site maintenance and repair activities, including access roads, compound fencing, snow clearing, and trash removal
  • Utilize automated reports to meet organizational metrics daily
  • Attend, initiate, and conduct in-person and virtual meetings with internal and external stakeholders for collaboration and issue resolution

Working Conditions and Physical Demands: 

Working in a combination of field and office environments. The position may involve extensive travel to sites/meeting places for field activities, primarily within one's assigned region and to Florida for periodic company meetings. It is expected that up to 50% of the time, this position will require the ability to function while traveling to various sites and executing all necessary tasks, as highlighted above.

 Qualifications:

  • High School diploma or equivalent required; bachelor’s degree preferred
  • Experience in any of these fields: telecommunications, construction, and project management. Asset management, business analytics, or experience in a related field is a plus
  • Strong computer skills, including Microsoft Excel, Word, and PowerPoint; ability to adapt to internal software applications
  • Experience managing a capital or operational expense budget
  • Must be able to communicate effectively with others while maintaining resilient relationships
  • Strong organizational skills with the ability to prioritize multiple tasks and functions in a fast-paced organization
  • Must have access to reliable transportation (personal vehicle is utilized with mileage reimbursement)
  • Disciplined, motivated, and thorough individual who is a self-starter
  • Effective in an entrepreneurial culture, working independently and as part of a team
