Provide global, follow-the-sun operational support for US real estate-secured commercial lending by ordering, tracking, and quality-checking flood zone determinations. You will serve as the US-based Subject Matter Expert (SME) for overseas teams, helping them navigate complex loan structures, property types, and high-profile clients.  You will bring a strong operational mindset, practical problem-solving, and the ability to explain requirements in plain language to ensure consistent, compliant execution and strong time zone continuity. Job summary
As a Flood Determination Specialist in WLS Insurance Originations, you will provide follow-the-sun operational support by ordering, tracking, and quality-checking flood zone determinations supporting Commercial Real Estate lending. You will help global partners navigate complex collateral packages and deliver consistent execution through disciplined controls and clear handoffs.

Job responsibilities

  • Order initial flood determinations for United States commercial real estate collateral through approved vendors and systems for lending events (such as originations, renewals, extensions, modifications, assumptions, collateral substitutions, and restructurings).
  • Evaluate when reuse of an existing flood determination is permitted and document the rationale.
  • Track cases end-to-end with timely follow-ups, status accuracy, and audit-ready evidence capture.
  • Review returned determinations for completeness and obvious mismatches (for example, address integrity, property identifiers, determination dates, and map references) and drive corrections when needed.
  • Coordinate structured global handoffs to provide follow-the-sun coverage and minimize time zone delays on urgent transactions.
  • Serve as a subject matter escalation point for global partners on FEMA/flood workflow questions related to United States properties, including unusual collateral structures and complex property profiles.
  • Provide quick-turn guidance on required information for compliance and strategic progress.
  • Explain missing information and compliance needs in plain language, including what is needed, why it is needed, and what happens next.
  • Draft and maintain templates for common commercial scenarios (such as multi-parcel collateral, phased projects, condominiums, mixed-use properties, and construction-to-permanent financing).
  • Partner with Flood Compliance, Risk & Controls, and Operations leadership to manage exceptions or disputes, documenting outcomes and approvals as required.
  • Identify and validate critical intake information to support accurate determinations (such as standardized addresses, parcel identifiers, and multi-property naming conventions).

Required qualifications, capabilities and skills

  • Minimum of 2 years of experience in commercial lending operations supporting United States real estate collateral (for example, originations, closing, collateral, servicing, credit execution, or compliance operations).
  • Demonstrated understanding of commercial loan structures and common loan events (including renewals, extensions, modifications, and collateral substitutions).
  • Ability to manage multiple cases concurrently with strong prioritization, follow-through, and documentation discipline.
  • Ability to communicate requirements clearly in plain language to stakeholders with varying levels of subject matter familiarity.
  • Strong attention to detail and quality control skills to identify mismatches and completeness issues in returned determinations.
  • Sound judgment in escalation, exception handling, and documenting rationale in an audit-ready manner.

Preferred qualifications, capabilities and skills

  • Hands-on experience ordering and tracking flood determinations and working with third-party vendors.
  • Experience supporting globally distributed teams with formal handoffs and time zone continuity.
  • Experience handling complex commercial property types and multi-parcel collateral packages.
