Summary
The Assistant Project Manager is primarily responsible for assisting in managing, directing, coordinating, and budgeting in coordination with and at the direction of the Structural Project Manager and other division personnel. Essential Duties and Responsibilities include the following; however, other duties may be assigned. To perform in this position successfully, an individual must be able to perform each essential duty satisfactorily.
Duties and Responsibilities
- Identifies project-specific risk issues, the potential impact on Kent Companies, and potential strategies to help mitigate those risks for our multi-family division.
- Select subcontractors, complete contract arrangements, and review and approve proposed materials and shop drawings from subcontractors and suppliers.
- Assist with preparing the preliminary project schedule and, when appropriate, the detailed project schedule using a computer and standard company scheduling software.
- Ensure that all required project management/administrative prerequisites (e.g., cash flow plan, subcontractor list, manufacturer list, submittal/procurement logs, etc.) are prepared and submitted to the architect and that these plans are properly administered, as in expedited, received, logged, and approved submittals.
- Collaborate with Project Superintendents to oversee the delivery of materials to job sites or outside storage and ensure that their receipt is recorded correctly.
- Monitor construction activities and resolve problems and issues that arise, especially those about changes, deficiencies, and subcontractor performance. Prepare and provide monthly project status reports, project billings, and other information as required to keep upper management and the client properly informed.
- Meet with owner representatives, subcontractors, and the architect/engineer to review the job's progress and discuss and resolve problems and issues that arise.
- Supervise and collaborate with superintendents to conduct substantial completion inspections and ensure that “punch list” items are completed. Ensure that close-out documentation (e.g., drawings, operation and maintenance manuals, and warranties from subcontractors and suppliers) is submitted. Participate in and expedite the fair settlement of final disputes, litigation, and final payment dispositions.
- Promote and administer the Zero By Design process. Record project performance regarding Zero Accident, Net-Zero Change Order completed on the original schedule, and Zero Punch List.

Required experience, qualifications, and education.
- Bachelor's degree in engineering, construction management, construction science, or equivalent combination of technical training and related experience. 3-5 years’ experience in construction management, including estimating, project scheduling and control, and management of field personnel.
- Knowledge and ability to prepare detailed planning for construction projects, schedules, and estimates and to make proper modifications to such, using a computer and standard company software.
- Ability to read and interpret construction drawings, shop drawings and technical specifications. Ability to perform quantity take-offs, estimate construction costs, organize bid forms and bid packages, and manage project budgets. In-depth knowledge of construction principles/practices is required.
- Experience building relationships and working with subcontractors and vendors.
- Excellent communication and organizational skills
- Valid driver’s license
- Must have reliable transportation to the workplace(s)/ job location(s).
- Ability to pass drug screening.
- Must be able to work in the United States without corporate sponsorship now and in the future.
Preferred experience, qualifications, and education.
- Concrete Industry Management (CIM) degree highly preferred.
- 3-5 years’ experience in construction management for a commercial concrete contractor preferred.

While performing the duties of this position, the employee is regularly required to stand, walk, use hands to handle or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, and talk or hear. The employee must occasionally lift and/or move up to 50 pounds.
Position type and expected hours of work
- This is a full-time office position.
- This position requires minimal overnight travel in Dallas, Texas.
- Typical hours will range from 45-50 hours per week and are subject to change. This role requires working nontypical days and irregular hours based on construction schedules. Due to the critical nature of the role, accepting phone calls even during nontypical workdays and hours is also necessary.
