Job Description
Overview
The Vice President of Land Operations is responsible for the leadership, and execution of business plan for the Denver division Land Team. This role works closely with multiple internal departments for overall coordination of the Division’s land and housing business. Leads disposition activities with external builder partners and commercial developers. Directs and manages the land acquisition activities including pursuit, diligence, entitlement, and development.
Key Deliverables
Provides vision and leadership for all master planned communities within the Division
Responsible for delivering finished lots, common infrastructure, parks and amenities to meet internal and external demand
Responsible for all community budgets, cash flows and schedules
Identifies and accesses top talent and relationships for the benefit of Brookfield, Denver. Including external consultants, contractors, attorneys as well as internal talent within the Land Department.
Owns the development and management of relationships within all levels of municipal staff. Primary point of contact for City Management and shared responsibilities with Division President for relationship management of elected officials.
Manages and oversees Land Department resources and works with Directors and Project Managers in identifying limitations and possible alternatives
Ensures the appropriate performance and behavior of contractors/consultants retained in the community development process
Ensures that timely and appropriate feedback is provided with respect to performance and development needs of the land team
Provides direction, guidance, and support to ensure that corporate directives and policies are understood and achieved
A key member of the local executive team contributing to the authorship and delivery of annual business plans objectives.
Provide strategic input and analysis across all disciplines of the Denver business
Lead the negotiation and sale of land and lots within existing communities. Including directing the legal, technical, municipal and development milestones needed to effect a sale
Help identify and pursue acquisition opportunities and lead the diligence, entitlement, design and development of all new communities
Manages planning and engineering workloads to ensure that the business unit goals, objectives, and results are achieved with respect to community development applications, permits, and construction
Ensures the quality and timeliness of products and services delivered by the department
Ensures that information and timely updates are received by other departments affected by the community development process
Establishes business metrics to drive appropriate quality results within the department
Actively stays abreast of new industry approaches, technology, and government policies, to keep Brookfield well-positioned to understand and realize new opportunities
What You Bring
Technical degree in Engineering, Business, Accounting, Finance or Urban Planning and 10 – 15 years development management experience
Posses strategic thinking, strong business acumen, and proven analytical capabilities
Significant levels of negotiation, interpersonal, and communication skills, ensuring the highest quality outcomes
Strong cross functional capabilities and influence
Knowledge of local community related Regulations, Policies and Guidelines
