Modern Midstay is a real estate hospitality business that acquires, renovates, furnishes, and manages charming apartments in Denver’s best neighborhoods. With 55 units, we’re the largest owner-operator of mid-term (1-12 month) furnished rentals (aka MTRs as opposed to STRs) in Denver. Our typical guests are travel nurses, people moving to/from Denver, remote workers, and students.
Since 2021, we’ve raised $8M in equity and acquired nearly $30M in real estate (half of which through a partnership in Detroit). Our goal is to scale our team and systems for our own portfolio and third party clients. In the coming year, we’re aiming to double the portfolio by expanding in Denver, Crested Butte (STR only), and our next MTR market.

Why This Role?
We’re building the first vertically integrated MTR platform and are hiring an ambitious teammate to architect and run Sales. It’s a great opportunity to get in at the ground floor of a small, but mighty real estate company and build/own a best in class Sales capability.
Sales Mandate: Grow revenue and hit pricing & occupancy targets across the portfolio. Create a scalable sales system as we grow through new clients, properties, and markets.
Goals (we will add quantitative metrics and timelines to each of these)
- Hit pricing and occupancy targets for each building
- Develop new listing channels, B2B partnerships, and marketing strategies
- Grow our third party client base
- Support entry into new markets
- Deliver a great guest experience
What You’ll Do
- Drive revenue through profitable bookings. We’re targeting $2M in rent revenue in 2025 and will grow through better pricing and occupancy and new property and client acquisitions.
- Respond quickly and effectively to inbound leads across our channels
- Develop pricing and marketing strategies and maintain listings across channels
- Develop B2B lead gen partnerships with hospitals, corporate housing agencies, etc
- Set, track,analyze, and report on booking KPI (pricing, occupancy, length of stay, etc)
- Grow revenue through new properties, clients, and markets
- Recruit property owners and managers as new Modern Midstay clients
- Onboard new units by adding to our listing/marketing platforms
- Help evaluate new acquisitions and new Modern Midstay markets
- Design systems and team for scale
- Use and improve our tech tools, evaluate new tools, and build our own systems. Key tools today: Buildium, Breezeway, Slack, Airbnb, gSuite, Xero
- Leverage automation and AI to streamline and personalize our sales process. Create a “learning machine” by incorporating learnings at each turn
- Partner with Operations to create a great guest experience from booking to checkout
What makes you a great fit
- 4 to 10 years of top sales performance. The ideal candidate will have been an early member or team lead of a high growth sales team
- Love for travel, hospitality, real estate, and design
- High EQ with excellent sales, negotiation, writing, and communication skills
- Curious self-starter, problem solver, and quick learner
- Highly organized, analytical, systems thinker. Maniacal attention to detail, always look for ways to simplify/improve process and tools to improve guest experience and business operations
- Highly proficient in learning and using tools (CRM, Buildium, Breezeway, Slack, gSuite, etc)
Compensation: On Target Earnings (“OTE”) of $90k in first year with $65k base and $25k variable bonus target. This may be adjusted up or down based on experience level. Variable sales bonuses are tied to (1) property level revenue targets and (2) new client acquisition targets. OTE can be much higher for a high performer who drives revenue growth through new client acquisitions.
Location: In our office in Wash Park for the first 3 months then flexible (office, home, in the field). Living in Denver is important for easy access to our properties and office.
