Revenue Manager

Why LocalVR

Since 2015, Local Vacation Rentals has invested in a local-driven approach to luxury vacation rental management. With over 550+ properties in Breckenridge, Telluride, Park City, Lake Tahoe, and 30a Florida – we are proud of our industry-leading approach to high performance property management with a local touch. We are a small startup, but growing rapidly, and looking for other talented and motivated individuals to join us in our journey!

Why Revenue Management at LocalVR

At LocalVR, revenue management is core to our success in maximizing homeowner returns. We utilize a proprietary dynamic pricing algorithm (LocalVR Pricing™) combined with 24/7 performance tracking by our team to ensure each home is priced optimally at all times. This data-driven approach has delivered a 25% increase in average daily rates for our portfolio. As a Revenue Manager at LocalVR, you will play a pivotal role in executing and refining this proven pricing strategy to drive continued growth.

What we are looking for

We are seeking an analytical and proactive Vacation Rental Revenue Manager to join our team. In this role, you will help maximize revenue across a growing portfolio of luxury vacation homes by executing daily pricing optimizations and responding swiftly to market trends. The ideal candidate has a strong foundation in revenue management for short-term rentals, loves digging into data, and thrives in a fast-paced, execution-focused environment. You should be eager to roll up your sleeves to implement pricing strategies while providing insight to inform broader strategy.

Skills you’ll need

  • Proven industry experience: 2+ years of revenue management in the vacation rental or short-term hospitality industry, with a track record of driving revenue growth.
  • Analytical mindset: A data-driven approach to problem-solving and forecasting, with a solid grasp of macro and microeconomic factors that influence supply, demand, and pricing. We are looking for a background in finance, economics, data science, or mathematics.
  • Detail orientation: Precision in managing rates and availability; you sweat the details and catch anomalies that others might miss.
  • Bias for execution: A get-it-done attitude – you reliably translate analysis into action, adjusting tactics quickly to capitalize on demand.
  • Strong communication: Ability to clearly explain pricing decisions and revenue results to team members, homeowners, or other stakeholders as needed.
  • Advanced Excel/Google Sheets: Exceptional spreadsheet skills for analyzing data and building revenue models (pivot tables, complex formulas, charts).

Responsibilities:

  • Daily Pricing Execution: Manage and update nightly rates, stay restrictions, and availability using our proprietary pricing tool.
  • Market Monitoring: Track booking trends, local events, and competitor pricing to stay ahead of demand shifts.
  • Yield Management: Adjust minimum stays, length-of-stay rules, and channel strategies to maximize revenue.
  • Performance Analysis: Review key metrics (ADR, RevPAR, occupancy, pacing) to identify trends and optimize performance.
  • Forecasting & Reporting: Generate revenue forecasts and deliver regular performance reports with insights and recommendations.
  • New Listing Setup: Set initial pricing, seasonal calendars, and revenue projections for new properties.
  • Cross-Team Collaboration: Align with operations and homeowner success teams on pricing strategy and owner communications.
  • Continuous Improvement: Share on-the-ground insights to refine tools, processes, and overall revenue strategy.

Work environment:

  • Full time, Monday - Friday 8:00am - 5:00pm MT availability.
  • Remote friendly, with office availability as needed.

Compensation

  • $55,000 - $65,000/annually

Benefits

  • Health/dental/vision insurance coverage
  • 10 days PTO / 6 days Sick Leave / 7 Paid holidays
  • Immediate 401k eligibility
