POSITION OVERVIEW

Stream Data Centers is seeking a seasoned Preconstruction Manager, Construction with at least 10+ years of commercial technical construction experience with an emphasis on Data Centers and MEP intensive projects.

The ideal candidate spent most of their career working for a general contractor in the preconstruction department on technical projects and feels comfortable working with not only design and construction vendors, but also sales and development teams.  The partners you have worked with will have great things to say about you and you treat them with the utmost respect.  You can interpret contracts and understand contract documents with the ability to identify and quantify the items that are not clearly defined or are gaps that others may miss.

RESPONSIBILITIES

  • Partners with key stakeholders in the development of Capital Proformas
  • Drives Preconstruction efforts to align design, scope of work, and estimates with current SDC (Stream Data Centers) metrics and goals. 
  • Ability to handle project costs from conception through completion
  • Can build accurate concept cost models from little information and/or standardized design concepts
  • Understands the end goal from what has been provided and can ask the right questions to fill the gaps in information
  • Reviews partner pricing and budgets in a fair and reasonable manner
  • Understands how to interpret market conditions and data to make reliable predictions on current market cost trends
  • Comfortable estimating and reviewing partner estimates across all scopes of work
  • Ability to review and validate GMP and Change Order pricing
  • Knowledge and understanding of unit costs and other factors affecting project costs
  • Ability to lead and facilitate value engineering sessions with the project team
  • Assists with procurement of qualified contractors and vendors to provide the quality services and product Stream Data Centers expects.
  • Understands Development and Lease Agreements between Stream Data Centers and Tenant.
  • Performs other job duties as assigned.

MINIMUM QUALIFICATIONS

  • 10+ years of relevant experience in General, Mechanical, Electrical, and Plumbing construction, preferably with 5+ years within the Mission Critical space
  • Ability to lead integrated teams of Engineers, Contractors, Skilled Trades, Equipment Manufacturers, Commissioning Teams, Tenants, Authorities Having Jurisdiction, and Stream Professionals to a common goal and outcome.
  • Experience working across multiple locations in the United States.
  • Ability to travel to jobsite locations.
  • Strong written and verbal communication skills.
  • Microsoft Office Suite, Estimating and Take-Off Platforms (WinEst, Timberline, On-Screen Takeoff, Bluebeam, or Similar), BIM Tools (Revit, Assemble, etc.), Scheduling, and Project Management software platform experience.

Individual compensation packages are based on various factors unique to each candidate, including skill set, experience, qualifications, location, and other job-related reasons.
