Category Manager - Operations

A day in the life
This role will support the scoping, sourcing, contracting, and ongoing management of operational expense (opex) vendor partners that perform services throughout Prologis’s real estate portfolio in the United States. As a Category Manager executing this Vendor Optimization (VO) program, Prologis aims to secure preferred rates for both regular and as-needed services with a network of highly qualified vendor partners. The candidate must have excellent procurement, project management, program management, and communication skills.

Key responsibilities include:

  • Execute program objectives, creating project timelines and project management, status reports, vendor recognition, savings tracking, and communication plans. 
  • Serve as the first point of contact for the VO program to answer stakeholder questions and incorporate feedback, being the subject matter expert for the program. 
  • Maintain relationships with suppliers across various categories and regions. 
  • Create communication plans in conjunction with Real Estate Customer Experience teams and suppliers to ensure information is communicated in a way that is meaningful for stakeholders.
  • Develop and execute category and negotiation strategies alongside sourcing teams for each Prologis market to drive cost savings and enhance other identified deliverables among operating expense vendors.  
  • Accountable to all VO tools and tracking mechanisms, including market analysis and savings reporting for the VO program.
  • Track and manage category budgets related to VO initiatives, ensuring alignment with organizational financial targets.
  • In partnership with Procurement Operations, track and report on cost savings achieved through vendor negotiations and program implementation. 
  • Develop and maintain dashboards or reports that provide visibility into vendor performance and program success.
  • Drive continuous improvement in the VO program by identifying and implementing best practices in vendor management.
  • Document key procurement processes and procedures. Identify process improvement opportunities and work with stakeholders to make improvements. 
  • Responsible for identifying category trends and their impact on Prologis.  
  • Represent program to internal stakeholders when needed. 
  • Other duties as assigned. 

Building blocks for success
Required:

  • Minimum of five (5) years of related work experience, including sourcing and procurement experience such as supplier selection, negotiations, contracting, supplier management, program development and business partner management. 
  • Strong project management skills and experience working on cross-functional projects with a diverse group of stakeholders.
  • Strong negotiation skills and ability to manage complex deal structures. 
  • Advanced analytics skills including the ability to synthesize large data sets into summaries. 
  • Possess a data-driven mentality to back up decisions with compelling data. 
  • Demonstrated ability for independent thinking. Proven ability to plan proactively, anticipate issues, and have excellent problem resolution with little assistance. 
  • Strong interpersonal, verbal, and written communication skills.
  • Experience with complex procurement categories that includes rationalizing spend and consolidating vendors.
  • Ability to travel on an as-needed basis. 

Preferred:

  • Bachelor's Degree (Supply Chain / Logistics and/or Business Management preferred)
  • Knowledge of commercial real estate operations

Hiring Salary Range of: $108,000 – $149,000 . Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
