The General Manager role is the core of the Gables Residential organization and impacts success each day. If you have a passion for providing exceptional living experiences for residents, developing top-performing teams, delivering “Signature Service” and providing impactful returns to investors, our General Manager position was created for you!

Compensation: Salaried exempt position. Bonuses are based on the current bonus program.

Sales and Leadership:

  • As the subject matter expert to all visitors to the community, effectively and enthusiastically tour, lease, and move in prospective residents
  • Effectively recruit, manage, and develop all on-site positions to achieve performance goals while fostering an inclusive workspace where diversity is celebrated
  • Consistently plan, lead, and facilitate inclusive meetings to update the team on organizational initiatives, discuss performance goals and create an open forum for feedback from the team on community performance and operations
  • Ensure the team is completing all required training as well as make recommendations and partner with training to facilitate any additional development needs
  • Ensure compliance with and communicate the importance of organizational standards as well as organizational strategic objectives and safe work practices
  • Develop positive relationships with other communities and departments within the Gables organization to ensure optimal results are achieved through collaboration and cooperation
  • Manage overall team performance including, but not limited to, completing performance reviews, and submitting all HR and payroll-related forms and activities in a timely and accurate manner
  • Establish and implement leasing goals, while monitoring an effective lease expiration program
  • Be a promoter of Gable’s initiatives including but not limited to Sustainability, DEI, and Resident Engagement Programs

Marketing:

  • Review weekly reports to update pricing and marketing programs and make recommendations to drive effective sales and marketing plans, effectively maximizing rental income opportunities resulting in high occupancy
  • Ensure marketing, management and advertising of apartment homes follow local, state, and federal housing regulations
  • Actively participate in marketing alongside the team by participating in local employer outreach, updating social media, promoting resident referrals, and attending local networking events
  • Effectively maintain product knowledge of community and competition through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
  • Train the team to understand how each of their individual roles contributes to the success of asset performance, customer relations, and overall organizational success
  • Manage and direct the sales teams marketing efforts to effectively meet sales goals

Customer Experience:

  • Stand, move from behind the desk if applicable, and greet all prospective and current residents warmly with genuine and focused attention
  • Ensure the residents in our community receive Signature Service through the management and timely follow-up of customer requests
  • Maintain an excellent customer service relationship by ensuring all team members adhere to Gables Customer Experience organizations standards
  • Maintain Ratings & Review expected performance level, response time, and solicitation of them from our residents, based on requirements set forth by your Regional Marketing Manager
  • Ensure all customer complaints are handled promptly and appropriately
  • Ensure that residents have exceptional move-in as well as move-out experiences

Operating Standards:

  • Take ownership of the full financial performance of the asset including consistent monitoring of income and expenses
  • Manage NOI performance by implementing effective cost control measures and revenue growth initiatives; identify trends and recommend strategies to achieve the highest possible NOI
  • Work closely with our Customer Care Center to keep communication lines open and provide timely feedback and ensure CCC transactions are being completed in accordance with Gables operating standards
  • Analyze and evaluate monthly and/or quarterly financial statements. Write clear and concise variance reports to substantiate the analysis
  • Oversees sales, lease renewal, move-in, and move-out processes to influence resident retention
  • Manage sales team – set goals, motivate the team to achieve set goals, and work to develop performance improvement plans
  • Develop yearly operating budgets/forecasts and sales/marketing plans. Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner. 
  • Manage Service team to ensure implementation of preventative maintenance programs, monitor property curb appeal daily, and ensure that all vacant apartment homes are move-in ready as well as all service requests are updated and closed daily
  • Ensure that the community always has proper staffing coverage
  • Ensure all purchasing guidelines are followed including timely entry of purchase orders and approval of invoices
  • Participate in, or facilitate, the completion of annual compliance reviews, and inventory management and ensures that the community complies with brand standards
  • Partner with third-party client services when needed to provide market expertise and acquisition assistance
  • Monitor and develop a fluent understanding of all systems of technology that support the effective operations of the community
  • Ensure that accurate submission of all corporate reporting 40B paperwork is accomplished timely and includes approvals as required
  • Take necessary measures to communicate needs to ensure asset preservation while being proactive at community maintenance needs and general physical presentation
  • All other tasks and duties as assigned by the supervisor that directly impact the performance of the community or organization

What You Need to Succeed:

Education: High School Diploma or Equivalent Required, Associate’s Degree or Bachelor’s degree preferred

Experience: Minimum of 3 years experience in multifamily real estate with previous experience in a management role preferred

Additional Skills:

•            Proven ability to lead and manage high-performance sales teams

•            Ability to set and monitor achievement of goals for oneself as well as team members

•            Strong numerical reasoning skills

•            Enthusiastic about developing teams and providing growth opportunities for others

•            Intermediate computer and technology competencies

•            Ability to provide “Signature Service” to our residents

•            A commitment to professional development and continued learning by participation in Gables-required training courses

•            Proven ability to source and utilize resources effectively

•            Excellent written and verbal communication, including the ability to read and write English fluently

•            Well organized with the ability to prioritize and multi-task

•            Ability to handle stressful, urgent, and diverse work situations on a daily basis

•            Ability to work any of the 7 days of the week, 52 weeks per year, and travel to assist other communities or for training

•            Previous experience utilizing Yardi is preferred but not required

Compensation: $85,000-$95,000 plus bonuses. Health and retirement benefits available.
