Position Summary

The Director of Compliance leads and oversees all compliance functions across ComCap's affordable housing portfolio. This role is responsible for ensuring adherence to LIHTC, HUD, HOME, and other affordable housing program requirements while providing leadership, training, and support to the Compliance and WellPower teams.
The ideal candidate is a compliance expert with strong leadership skills, extensive affordable housing experience, and a passion for maintaining regulatory excellence across a growing portfolio.

Key Responsibilities

Compliance Leadership & Oversight

·         Lead, mentor, and support the Compliance Team and WellPower Team.

·         Ensure regulatory compliance across all assigned properties and programs.

·         Review team performance and provide guidance on complex compliance matters.

·         Oversee audit preparation, regulatory responses, and corrective action plans.

·         Manage the annual utility allowance review process to ensure accuracy, timeliness, and compliance.

Compliance Operations

·         Review move-in, annual recertification, and compliance files for an assigned portfolio.

·         Assist site teams in resolving compliance deficiencies and file corrections.

·         Monitor income and rent limit updates and ensure accurate implementation within OneSite.

·         Distribute updated Property Information Sheets and compliance guidance.

·         Review EIV reports for WellPower properties on a quarterly basis.

·         Configure and maintain compliance-related settings within RealPage OneSite.

·         Support new property onboarding, including compliance setup and system implementation.

Training & Development

·         Conduct new hire compliance training with a focus on LIHTC requirements.

·         Deliver ongoing training related to regulatory updates, policy changes, Fair Housing requirements, and system enhancements.

·         Provide one-on-one coaching and support to onsite team members and Regional Managers.

·         Develop resources and best practices that promote consistency across the portfolio.

Regulatory Compliance

·         Stay current on changes to LIHTC, HUD, HOME, Fair Housing, and other applicable programs.

·         Communicate regulatory updates and procedural changes to stakeholders.

·         Serve as the primary compliance resource for corporate and onsite teams.

·         Support internal and external audits through complete documentation and timely responses.

Qualifications

Required

·         10+ years of affordable housing or LIHTC property management experience with a strong emphasis on compliance.

·         Extensive knowledge of LIHTC, HUD, HOME, and Fair Housing regulations.

·         Experience reviewing certifications, recertifications, and regulatory files.

·         Proficiency with RealPage OneSite or similar property management software.

·         Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.

·         Excellent communication and problem-solving abilities.

Preferred

·         2+ years of leadership or supervisory experience.

·         Experience managing compliance audits and regulatory agency reviews.

·         Industry certifications related to affordable housing compliance.
