Job Description
Overview:
Key member of the Build-to-Rent (BTR) development team, reporting to the Vice President. Working with the team, to coordinate the acquisition, predevelopment and completion of new BTR projects, including the performance of preliminary due diligence and analysis, internal and external approvals, administration/reporting of financial and other analyses, budgeting and expenditures and overseeing the communication and resolution of development and related issues among stakeholders throughout the process.
Key Deliverables:
Assist in feasibility and financial analysis on potential acquisitions.
Research and prepare desktop market and rent analyses working with CoStar and other data sources.
Develop and maintain project schedules in Microsoft Project
Schedule and manage project meetings with consultants, Land and Housing and other stakeholders (including preparation of meeting agendas and minutes as well as setting resulting priorities and follow-up).
Coordinate site planning, zoning and approval processes
Work with consultants and local teams to document assumptions and prepare project budgets.
Administer the consultant RFP, bidding and selection procedure and preparation of consultant contracts to include scopes of work, design standards, cost, schedule and quality.
Process consultant contract invoicing/coding approvals in accounting systems (in conjunction with local teams).
Manage job cost reports for PTDs and budget forecast.
Oversee preparation and/or review of plans for design standards and cost efficiency. Lead and provide direction to multidiscipline consultant teams from preliminary concept designs through issuance of construction permits.
Working with local teams, guide the design and engineering coordination to achieve design program efficiencies.
Coordinate plans and submittal packages in support of requisite approvals.
Maintain cooperative relationships with governments, districts and others to minimize comments and impacts to schedule.
Working with governmental agencies, with support from local teams, to understand, outline and drive approval processes and timelines.
Attend local agency meetings and public hearings (both virtually and in person as needed).
Monitor consultants and vendors’ performance.
Maintain and foster open and knowledgeable communication with consultants, divisional land/housing teams, capital providers and finance partners.
Communicate business plan milestones and goals in support of overall BTR team success.
Assist in the creation and updating of overall project development schedules in accordance with the approved business plan.
Assist in the creation and updating of development cost forecasts.
Communicate market, cost, schedule and other analyses in various formats as needed for target audience.
What You Bring:
Bachelors Degree in Business, Planning, Engineering or related
3+ years of residential land or housing development, construction or related field(s)
Project management, communications, general construction knowledge and cost control skills considered an asset
Excellent interpersonal and leadership skills in both written and oral communication.
Responsible, well-organized and extremely high attention to detail
Ability to exercise good business judgement and demonstrate high ethical standards
Ability to work independently and effectively in a fast-pace environment, with dynamic priorities and deadlines and in collaboration with others.
Strength in organization of folders, files, and other business tools for improving efficiencies.
Proficiency in Microsoft Word, Excel, Outlook, Project, Power Point, Bluebeam and others as may be needed.
Well organized and with demonstrated business tools and skillsets for establishing operating protocols and improving efficiencies with proven initiative and a propensity to learn and improve.

Base Salary Range: $80,000 to $100,000
