What We Do

Enertiv is a leading proptech SaaS platform that integrates hardware-enabled data collection with AI-powered analytics to transform how commercial real estate portfolios are operated. Our technology enables owners and operators to reduce operating costs, improve sustainability, and deliver enhanced tenant experiences.

We’re at a pivotal moment in our growth. To scale effectively, we need stronger operational foundations, clearer accountability, and disciplined execution. This role is designed for a senior operations leader with a strong engineering mindset who can build the systems, standards, and operating rhythms required for our next phase.

Account Development Manager

Reports to: Enterprise Account Management Lead

Location: Full time, US Remote, minimal travel.

Compensation: $85K-$105K base + performance bonus + equity

The Role

Enertiv is hiring an Account Development Manager to protect and grow our client relationships across the organization. You’ll own and assist on renewals, make sure every client gets measurable value from the platform, broaden our relationships within each account, and turn acquisitions and dispositions into opportunities to retain and win business. This role sits on the Sales team, reports to the Enterprise Account Management Lead, and partners closely with, Sales, Product, Onboarding and Engineering. You'll be accountable for making sure your clients renew and grow with Enertiv.

This is a commercial role with a service backbone. The right person knows the platform cold, communicates clearly with clients at every level, and spots revenue opportunities without being told where to look. You’ll join a team that moves quickly and is helping modernize and decarbonize the real estate industry.

What You’ll Own

  • Renewals: Own the renewal process for your book of business in partnership with the Enterprise Account Management Lead, from first conversation to signed contract, and escalate renewals at risk early with a clear plan.
  • Expansion: Identify and pursue opportunities to add buildings, modules, and services, and work with Sales and the Enterprise Account Management Lead to win the business rather than handing it off.
  • Account development: Proactively build relationships with additional stakeholders, from property managers to asset management and sustainability leadership, to create promoters across each account.
  • Contact continuity: When a key contact leaves, research and reach out to find the new decision maker and rebuild the relationship, including cold outreach when needed.
  • Acquisitions and dispositions: When clients buy or sell buildings, manage the account changes and protect contract value. Work to keep divested buildings on Enertiv and develop each new owner into a new client.
  • Account health: Monitor usage and health signals, keep CRM data accurate, and flag risk well before it shows up at renewal.
  • Business reviews: Lead QBRs that show clients their outcomes and align on priorities for the quarter ahead.
  • Voice of the customer: Surface client feedback and recurring issues to Product and Leadership to inform roadmap priorities and service improvements.
  • Project communication: Share project updates from Operations with client project leads so installations, data, and deliverables stay on track and clients always know where things stand.
  • Platform administration and support: Set up and manage client accounts, users, buildings, and permissions. Handle everyday platform questions and support requests, and coordinate with Operations and Engineering when issues need escalation.
What Success Looks Like

First 90-Day Goals:

  • Understand the landscape: Learn the market, our clients, and your internal partners.
  • Know your book of business: Get to know contract value, usage, renewal timing, and key relationships for every account.
  • Prioritize your book: Tier accounts by ARR and growth potential.
  • Engage proactively: Reach out across your portfolio, including clients who haven’t been as engaged as we’d like.
  • Know common objections: Understand the most common client objections and how to address them.
  • Develop platform expertise: Become proficient enough to set up accounts, onboard users, and resolve common support requests without escalation, and confidently articulate Enertiv’s value proposition.

Ongoing:

  • Retention: Maintain 95%+ gross revenue retention across your portfolio and close renewals on time.
  • Renewal escalations: Identify renewals at risk early and bring the Enterprise Account Management Lead a plan, not a surprise.
  • Expansion pipeline: Consistently identify qualified upsell opportunities and work with Sales and the Enterprise Account Management Lead to win them.
  • Acquisitions and dispositions: Retain buildings through ownership changes and convert new owners into clients.
  • Relationship coverage: Maintain two or more active contacts at every account and keep clients informed through every Operations project.
  • Account health and support: Resolve platform requests quickly, handle what you can directly, and bring in Operations, Onboarding, and Engineering when needed.
  • Prioritization: Focus your time on high ARR, strategic accounts.
  • Collaboration: Work closely with Sales, Operations, Product, and Engineering to get things done for clients.
  • Voice of the customer: Consistently share client feedback that shapes Product and Leadership priorities.

Outcomes by day 90-120

  • Renewal forecast you own: Every renewal in the next two quarters has a status, a risk rating, and an action plan. At-risk accounts are already escalated with a recovery plan. Renewal engagement has started and been actioned across all upcoming renewals.
  • Expansion pipeline started: At least 2-3 qualified expansion opportunities are logged in the CRM and being worked with Sales. These are opportunities to grow client accounts and revenue, such as adding buildings, modules, or services.
  • Trusted point of contact: You have become the key point of contact and go-to resource across your top accounts.
  • QBRs delivered: You have led business reviews for at least 10% of your top accounts, showing clients the outcomes they’ve achieved and aligning on priorities for the next quarter and year.
  • Platform self-sufficiency: You know the platform well enough to guide clients through it on your own, walking them through features and helping them make edits and updates to their accounts, users, and buildings without escalating.

Qualifications & Skills

Required:

  • 3+ years of client success, account management, or other client-facing experience in B2B SaaS, including direct ownership of renewals for a portfolio of customers.
  • Strong technical aptitude: comfortable learning and administering a software platform, troubleshooting issues, and explaining how things work to non-technical users.
  • Clear, confident client communication, written and verbal, from property managers to asset management leadership.
  • Works well across departments, coordinating with Sales, Operations, and Engineering to get things done for clients.
  • Organized and data-driven, using CRM and account health data to prioritize work across a portfolio.

Preferred:

  • Experience in Proptech, commercial real estate technology, or real estate operations, including familiarity with how acquisitions and dispositions affect building owners, property managers, and asset managers.
  • Experience working with Real estate sustainability managers, asset managers and engineering leads
  • Familiarity with energy management, utility data (Energy Star), investor sustainability frameworks (GRESB, CREEM) and Building Energy Performance Standards (LL97, BERDO, or adjacent sustainability technologies.
  • Experience with building deliverables with LLMs (Claude Code, Codex), Zoho, Slack, Mixpanel, Notion.
