Space & Occupancy Planner - Facilities Planning & Interiors

The Facilities team is comprised of over 70 dedicated Facilities professionals, supporting Ball Aerospace’s two million SF of real estate over 39 properties in Colorado. This established team of Facilities professionals is committed to service and support, continuous improvement, and creating and maintaining Facilities that enable world class engineers and technicians to create a better, safer and more informed and productive world.


Ball’s Planning & Interior team designs office space in new and existing buildings, and supports growth across Ball campuses in Westminster, Lafayette, Broomfield and Boulder. The team works to implement and enhance building amenities and services and create facilities that foster Ball culture across our campuses.


In this role, you will interact and collaborate with all levels of Ball employees on matters related to facility space planning and strategic space management. You will serve as primary point of contact for regular and new hire seating requests, project space planning, and gathering growth projections and employee counts from internal teams. You will validate and develop space planning data related to building and campus occupancy levels, employee churn, and overall space utilization within Ball buildings.


What You’ll Do:


  • Develop detailed space plans and layouts that allow for maximum flexibility and minimize employee churn as programs or the organization grows and/or contracts.
  • Assist the Planning team in the design of flexible and varied environments that support growth and new hire projections for all end users/internal Ball customers.
  • Serve as a primary point of contact with Ball teams for all space related inquires throughout the planning project process, incoming new hires, needed Moves/Adds/Changes (MACs), etc.
  • Develop and maintain tracking mechanisms for monthly space utilization reports.
  • Forecast space requirements based on verified existing space information, forecasted space supply/demand and growth projections for all Strategic Support Units (SSU’s) and Strategic Business Units (SBU’s).
  • Conduct short and long-range space planning and analysis based on team feedback, annual growth projections and changes in overall business priority and space allocation strategy.
  • Analyze functional space needs for SSU/SBUs teams for office space, tech seating within labs and/or technical space, and within classified and unclassified areas within Ball campuses.
  • Maintain accurate and up-to-date block plans and seating plans across the organization to allow for agile moves.
  • Plan and coordinate team move plans; moves will include day-to-day seating changes to accommodate new hires or team changes, and large moves related to program growth and/or contraction.
  • Periodically inspect projects to ensure availability of space; conduct regular space audits to determine space needs and priorities for required changes to allow work progress in a sequential order.
  • Maintain current knowledge of evolving Facilities Management trends, office space design, and space allocation best practices and translate changes in work environment design into dynamic spaces for Ball employees.
  • Prepare CAD drawings for project specific tasks and share with internal/external service providers and Planning team members as needed.
  • Maintain a regular and predictable work schedule.
  • Establish and maintain effective working relationships within the department, the Strategic Business Units, Strategic Support Units and the Company. Interact appropriately with others in order to maintain a positive and productive work environment.
  • Perform other duties as necessary.


What You’ll Need:


  • BS/BA in related field plus 4 or more years related experience.
  • Each higher-level related degree, i.e., Master’s Degree or Ph.D., may substitute for two years of related experience. Two years of related experience may be substituted for each year of education. Degree must be from a university, college, or school which is accredited by an agency recognized by the US Secretary of Education, US Department of Education.
  • Bachelor’s degree in Interior Design, Interior Architecture, Facilities Management, with an emphasis in Facilities Design and/or Project Management, highly preferred.
  • Facilities Management, Project Management and/or Interior Design certification or accreditations, strongly desired.
  • Experience in Facilities Management, Planning, Facilities Project Management, space planning, or furniture/interior project management or design.
  • Experience supporting Aerospace and/or Corporate Facilities, and familiarity with classified and secured work environments, highly preferred.
  • Demonstrated proficiency with CAFM/IWMS systems (ARCHIBUS experience preferred).
  • Proficiency with Autodesk AutoCAD 2014+.
  • Proficiency with Microsoft Office, PowerPoint, Visio and Excel. 
  • Demonstrated ability to work independently and within teams in a fast-paced environment.
  • Familiarity with IFMA and ANSI/BOMA standards.
  • Ability and willingness to travel between campuses, as needed to support projects.


Working Conditions:

  • Work is performed in an office environment.
  • Travel and local commute between Ball campuses and other possible non-Ball locations may be required.


A current DoD clearance and/or SCI access with Polygraph is not required to be eligible for this position, however applicant must be willing and eligible for submission within 60-90 days after an offer is accepted and must be able to maintain the applicable clearance/access. Compensation & Benefits:


  • HIRING SALARY RANGE: $60,500 - $82,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
