Details of the much-hyped Boulder Commons development near Boulder Junction are coming to light. The mixed-use development is set to become one of Colorado’s greenest building projects.
When completed, the Boulder Commons will feature two buildings, each three to four stories, offering about 100,000-square-feet of mixed use space. The first floors of both buildings will be dedicated to retail, with the floors above used as creative office space.
“Boulder Commons is a masterpiece in new office development,” Shane Bohart, first vice president, Agency Leasing Services in Boulder said. “The project is revolutionary in both design and functionality."
What makes the buildings remarkable, other than their location, is that they are being designed with environmental sustainability at their core. When completed, the development will be one of Colorado’s first developments to use less energy than it produces.
To accomplish that is no easy feat, and the buildings are being designed from the bottom up to be as efficient as possible. The roofs will be covered in solar panels, as will some walls. Colorado’s abundant sunshine is being welcomed into the building, while LED lighting will take over when Mother Nature can't do the work. The heating and cooling systems are state of the art, allowing for efficiently zoned temperature control. Even the windows are triple insulated.
The designers didn’t stop there either. Because the development is going in across from Boulder Junction, where express buses from around the state arrive, the development is being designed to encourage occupants to utilize green methods of transport. There will be a fleet of shared cars and bicycles stationed at the building. There will be long term, secure bike parking, as well as an overall building design that makes bringing your bike into the office easier. Ever tried to take your bike through a narrow hall or into a shallow elevator? It won’t happen in this building.
As for traditional parking, the designers are working on a HOV parking system. That would, in essence, make it cheaper (or free) to park if you have more than one passenger in your car. If you prefer to travel alone, you'll subsidize parking for those who brought a friend.
The building's leasing agents declined to offer details about current tenants, but did say that the first ones are expected to move into the building in early 2017. The whole project is expected to be completed in mid-2017.
