About Blue Mountain Capital and Modern Midstay

We’re a real estate and hospitality business that acquires, renovates, and operates charming apartment buildings in A+ locations. Since 2021, we’ve built a reliable investor base and portfolio of nearly $30 million in assets. Half are owned and operated in Denver and the rest are through joint ventures in Boulder and Detroit. At a higher level, our goal is to build lasting, high quality businesses that deliver great value to our customers and outsized returns to our investors over the long term.

In Denver, we own eight buildings and 52 units, most of which are operated as medium term (1-12 month) furnished leases. With these medium term furnished rentals, we’re effectively running a boutique extended stay hotel across several locations. Because this is a new product and market that sits between traditional leasing and short-term rentals, we’ve purpose-built a guest and property management business (Modern Midstay) alongside our real estate business (Blue Mountain Capital). By vertically integrating, we’re better able to control quality, costs, and speed.

Our typical Modern Midstay guests are travel nurses, remote work adventurers, and people moving to/from Denver. From a branding perspective, our guests mostly see us as a SuperHost on Airbnb and Furnished Finder, but we’ve started to introduce the Modern Midstay brand across our listings and emails. Investing in our brand with a new website and other brand initiatives is a key focus this year.

The Opportunity

The Manager/Head of Sales Operations will work with the CEO to run our Modern Midstay real estate and hospitality business. It’s an exciting opportunity for the ambitious, creative, entrepreneurial spirit and “doer” who wants to build and run functions at a fast growing company.

We’re looking for someone who loves new challenges, learns quickly, and rolls up their sleeves to get stuff done. You’ll get to wear many hats and bounce between revenue-driving and guest-facing roles and the operations and system-building aspects of growing a small, but mighty business and team.

Functions & Responsibilities

As you manage the day-to-day, you’ll always have an eye toward designing process, SOPs, and systems for efficiency and profitability. You won’t be alone - you’ll partner with our CEO, Business Ops Assistant, Field Ops Handyman, and a great network of contractors and partners.

 

Here’s a snapshot of the key functions and responsibilities.

  1. Drive revenue through profitable bookings. This is the “sales” function from initial inquiry through to leasing. We’re targeting $1.5M in rent revenue in 2024 and will grow organically through better pricing, occupancy, and guest experience, and inorganically through acquisitions. 
    1. Generate leads across our existing booking channels (Airbnb & Furnished Finder)
    2. Manage our listing content and pricing
    3. Develop direct booking capabilities and drive more leads from Google search/business and other marketing channels to our future Modern Midstay website
    4. Establish new B2B partnerships/channels with hospitals, corporate housing agencies, and Denver companies with housing/relocation needs
  2. Deliver a consistently great guest experience through “hospitality quality control.” This is the “customer service & operations” function from guest arrival through check-out and reviews.
    1. Oversee the third party cleaning team and the guest check in/out schedule
    2. Ensure our apartments and furnishings are maintained to our standard
    3. Respond to guest questions and resolve issues through problem solving and coordinating repairs with our Field Ops Handyman and contractor network
    4. Manage seasonal property maintenance needs through our third party contractor network (landscaping, HVAC check-ups, fire inspections, pest control, etc)
  3. Prioritize and manage strategic projects. This is the “project management” function for strategic projects at the property and business levels.
    1. Project manage larger repairs and improvements and smaller renovation projects
    2. Design and implement new process, SOPs, and technology, such as:
      1. Launch new Modern Midstay website
      2. Evaluate and implement scalable technology (CRM, dialer, task management)
      3. Expand our SOP documents and Playbooks for Denver and future markets

Experience & Qualities. These will determine level of role (Manager vs. Head) and compensation

  • Experience starting new functions, products, and/or teams at a fast-moving startup
  • Thrive in customer-facing roles that straddle sales and operations
  • Ambitious, hard working, autonomous, “owner” mentality
  • Curious, asks lots of questions to get to root cause and understand “Why”
  • Excellent communication skills with a bias toward hopping on the phone to resolve issues
  • Highly organized & detail oriented with an ability to prioritize and manage urgent vs. important
  • Experience in hospitality and/or real estate is a plus, but a desire to learn is most important
