Do you want to play a role in global commerce?

As the Senior Analyst, you will be responsible for managing an assigned portfolio of tasks related to the acquisition, disposition, valuation, and financing of vacant and improved commercial real estate.

 

Here’s how to do that:

Property Dispositions

  • Prepare building-level and portfolio-level financial analyses of property dispositions in North America
  • Work with the Broker to create offering memorandums including a detailed review of all property and operating data
  • Manage and coordinate all due diligence activities, including consultant site visits and collecting property information for potential buyers – including leases, historical operating information, capital expenditure history and all third-party reports
  • Participate in review of purchase and sale agreements (PSAs)
  • Assist in coordinating, drafting, and finalizing of investment memos
  • Prepare estoppels and obtain from customers
  • Coordinate with accounting and tax groups to evaluate GAAP and tax impact of property sales
  • Coordinate with escrow and paralegals in order to close on property dispositions
  • Prepare transition memos and participate in transition meetings; follow up on post-closing obligations

 

Property Acquisitions

  • Prepare building-level and portfolio-level financial analyses of property acquisitions in North America
  • Coordinate all due diligence activities, including engaging third-party consultants to perform environmental site assessments, property condition assessments, roof inspections and survey and title work
  • Review third party reports and report discrepancies and concerns to Senior team members and greater transaction team and provide assistance in resolving same
  • Review leases, prepare lease abstracts and compare to underwriting and other financial documents
  • Assist in coordinating, drafting, and finalizing of investment memos
  • Coordinate escrow and closing of all property acquisitions
  • Effectively and timely transition the newly acquired assets to Operations & Accounting by preparing transition memos and participating in transition meetings; follow up on post-closing obligations
  • Occasional M&A valuation and joint venture structural work

 

Financings

  • Work with the Treasury group to provide due diligence information required by lenders to underwrite properties in connection with major financings including but not limited to property operating data, leases, budgets and rent rolls
  • Manage and coordinate all due diligence activities, including engaging third-party consultants to perform environmental site assessments, property condition assessments, roof inspections and survey and title work
  • Obtain estoppels and SNDA’s from all customers in loan pool
  • Coordinate escrow and closing of all loan transactions

 

Land Acquisitions

  • Manage group responsible for due diligence on all land acquisitions in North America (same basic tasks as listed under property acquisitions above)

 

Tell us if you’re ready.

  • Bachelor’s degree from a four-year college or university
  • At least 5 years’ experience in Real Estate transactional environment with a demonstrated progression in assigned responsibilities
  • Ability to work with mathematical concepts and financial concepts such as net present values, internal rates of return, etc. 
  • Comfortable with Microsoft Office Suite (e.g., Word, Excel, PowerPoint, Outlook), Yardi, and Argus
  • Can multi – task with close attention to detail
  • Execute responsibilities with a sense of urgency and follow-through
  • Customer service mind-set and a team player willing to train and assist junior team members 
  • Positive, proactive work ethic and approach 
  • Proven ability to communicate effectively (oral and written) with customers, peers, management, contractors and vendors
  • Demonstrated abilities to prioritize and manage multiple assignments in a fast-paced environment to meet deadlines with efficiency and accuracy
  • Show tact, discretion, confidentiality and good judgment in handling sensitive and confidential matters and documentation
  • Proficient in PeopleSoft or related system and Adobe Acrobat preferred
